College moving fast on new construction

Crestline Construction is putting some big moves on Columbia Gorge Community College.
Crews have already leveled the building site for the College’s new skill center and infrastructure is going in for the new dormitory as well.
College board members are set to hold a special meeting on Tuesday, Aug. 22, at 6 p.m. to put some final pieces of the contract puzzle in place.
“It’s the next step,” said Dan Spatz, executive director of institutional development. They intend to utilize the services of Bremik Construction Inc. of Portland to be the Construction Manager General Contractor. Opsis Architect LLC and Plan B Consultancy both of Lake Oswego also expect to be contracted.
Spatz said the three companies were brought together to develop the project to avoid unnecessary costs in oversights.
“We want to avoid surprises down the road,” he said.
Opsis has done several community college projects throughout the state, Spatz said. And Plan B provides project management, such as scrutinizing change orders and providing risk management to maximize the money being spent.
Bremick will then need to come up with a guaranteed maximum price for the project.
MONEY
The college has the reins on $14.6 million to bring the project to fruition. The state legislator tipped in $7.3 million when Wasco County and The City of The Dalles agreed to match that amount raised through enterprise zone funds paid by Google in The Port of The Dalles. No bond measure was required.

The following criteria were taken from the request for proposal documents on the CGCC website:
The Project consists of two separate, adjacent structures together with associated parking, landscaping, sidewalks and utilities. The Project will be constructed through a CM/GC contract vehicle with a target eight (8) month design and ten (10) month construction schedule.
The building should support hands-on training in trades such as construction, welding and maintenance, but with sufficient flexibility to accommodate the changing needs of industry.
Student housing may be dorm or quad style with one-bedroom apartments and eight studio apartments. Two studio apartments will be reserved for resident managers. Working concept is for a two or three story building, wood-frame construction, 29,000 gross square feet to support 72 beds.
The skills center and student housing buildings are being built on CGCC property just west of the Fort Dalles Readiness Center, 402 E. Scenic Drive.
