Major commercial and housing development coming to Lone Pine in TD; Subdivision sells out

Yakima-based real estate developers are poised to purchase 5.5 acres in the Lone Pine subdivision near The Dalles Bridge with plans for multi-million dollar development, including 78 units of housing and two commercial buildings for the burgeoning neighborhood.
Developers said as people continue to move out of metro areas such as Portland, sites like The Dalles with huge recreational opportunities and great internet connections for telecommuting, provide incentive for people to move in.
Cascadia Development, which owns and operates multiple senior living facilities in Washington and has constructed senior housing developments in Portland, is set to close on a deal to buy the property on March 15, said Justin Younker, a partner in the business on Thursday, March 2.
The development will initially start with a 5,500-square-foot multi-tenant building across the street from McDonald’s and Water’s Edge.
The Commercial building will have a national coffee drive-through and cafe with another tenant to be determined, Younkers said.
Cascadia Developments has already applied to the City of The Dalles to construct the building on the 1-acre site.
In total, Younker and his real estate partner Doug Ellison, plan on purchasing 5 different parcels of property from Lone Pine Land & Cattle LLC, which is managed by Chris Schanno.

“All the residential is sold,” said Schanno of the Lone Pine subdivision on March. 1. “And now we’re selling all the commercial property. It’s pretty exciting. Erik Kerr has been a great partner at Crestline. It’s been a good thing. It’s nice to see that the community wanted a nice neighborhood and it came to fruition. This put some 50 houses on the county tax rolls.”
Just Getting Started
Cascadia is “just getting started”, Younkers said. The company also plans on developing 60 for-rent apartments and 18, 2,400-square-foot townhouses on the 3.3-acre lot across the street from Tierra De Lobo’s Wine Bar.
That sat well with Adolpho Mollined at Tierra De Lobos, who said generally an increase in people and traffic would likely drive numbers at his wine bar.
“Anytime you bring new residents into the area, that is a good thing,” he said.
Cascadia has yet to submit plans to the City for the housing or a second 6,000-square-foot commercial building to be built on vacant property just north of the Lone Pine condominiums and fronting Lone Pine Blvd.
Younkers said his company ran a feasibility study and found no major red flags to the development as the uses were outright in the zoning, which pushed the go button on the property purchase.
“It's a great location right off the interstate,” Younkers, 46, said, noting he had been driving by it for years. “We are coming into it at the tail end, and it makes sense to build commercial and retail and additional housing.”
“This is a great site, and our development is going to complement all the other uses adjacent to it. If you can live in a townhome or rent an apartment and walk down to the coffee shop or winery or the river, for sure those are some nice amenities.”
